Room Maintenance Reasons used in hotel software’s

Regular maintenance is essential to ensure that guest rooms remain in top condition and provide a comfortable and safe space for guests to stay in. The following are some common maintenance tasks that should be carried out on a regular basis:

  • Cleaning: Regular cleaning of the guest room is essential to ensure that the space remains clean and hygienic. This includes dusting all surfaces, vacuuming carpets, mopping floors and cleaning the bathroom.
  • Inspections: Regular inspections of the guest room should be carried out to identify any issues that need to be addressed. This includes checking for leaks, damage to furniture or fixtures and ensuring that all equipment is in good working order.
  • Repairs: Any issues identified during inspections should be addressed promptly to prevent further damage or inconvenience to guests. This includes repairing leaking taps, fixing broken furniture or replacing damaged fixtures.
  • Upgrades: Guest rooms should be periodically upgraded to ensure that they remain modern and comfortable. This includes upgrading bedding, replacing outdated décor and ensuring that all amenities are up to date.

In addition to regular maintenance, there are also certain codes that guest rooms should adhere to. These include fire safety regulations, building codes and accessibility requirements. By adhering to these codes, guest rooms can ensure that they provide a safe and accessible environment for all guests.

Maintenance codes are used in the PMS / hotel management system to block a room under maintenance. This helps to easily identify why the room was put under maintenance.

There are two types of maintenance options available in general in most hotel management systems / PMS.

1) Out of Order (OOO)

Rooms kept out of order are not sellable and these rooms are deducted from the hotel’s inventory. A room may be out-of-order for a variety of reasons, including the need for maintenance, refurbishing extensive cleaning, etc.

2) Out of Service ( OOS )

Rooms kept under out-of-service are not deducted from the hotel inventory. This is a temporary blocking and the reasons may be the bulb fuse, the T V remote not working, the Kettle not working, etc. These rooms are not assigned to the guest once these small maintenance issues are fixed.
