Condenser Pump Maintenance

Regular maintenance of the condenser pump is crucial for the efficient functioning of engineering systems. A well-maintained condenser pump ensures that the heat transfer process in the system remains optimal and that the system as a whole operates at peak performance. As such, it is essential to perform routine checks and inspections to ensure that the condenser pump is in good condition.

To help with this process, an SOP (Standard Operating Procedure) should be in place to guide engineers and maintenance personnel through the necessary steps. This SOP should include a checklist that outlines the various maintenance tasks that need to be performed, such as inspecting the pump’s bearings, checking the alignment, and replacing worn-out parts.

The checklist should also specify the frequency of these maintenance tasks. Some tasks, such as checking the pump’s alignment, may need to be performed daily, while others, such as replacing worn-out parts, may only need to be done once a year. By following the checklist and adhering to the specified schedule, engineers can ensure that the condenser pump remains in good condition and that the system as a whole operates efficiently.

Condenser Pump Maintenance Checklist and Procedure:

Required Tools:

  • Screwdriver.
  •  Clamp meter.
  •  Crimping Tool.
  •  Megger.
  •  Oil Can.
  •  Grease Gun.
  •  Plier.
  •  Spanner Set.
  •  Brush.
  •  Bush.
  •  Line Tester.

Consumable Parts:

  • PVC tape.
  •  WD- 40.
  •  Lubricating Oil.
  •  Grease.
  •  Carbon removing compound.
  •  Old cleaning clothes.

Cooling Tower Fan Maintenance Activity:

Condenser Pump:

  • Check the alignment of the pump and the motor.
  •  Check the shaft if the same is loose or broken.
  •  The broken shaft is to be removed immediately.
  •  Check the bearing and if required do oiling or greasing.
  •  Replace the bearing if it is too noisy.
  •  Check the bush if it is loose or broken.
  •  Replace broken bush.
  •  Check the coupling of the motor pump.
  •  Check the but & bolts, and tighten the nuts & bolts if required.
  •  Check the impeller for loose & broken, and replace if required.
  •  Check the strainer if it’s broken, cleaning is also done.

Motor:

  • The motor Should be of minimum 60 HP.
  •  Electrical control should be proper.
  •  Check for any burnt contact, loose electrical connection, and overall operation to be checked.
  •  The overload relay should be checked.
  •  Check the operation of the relay, setting, and loose electrical connections.
  •  Check the timer operation and time settings.
  •  Check for any loose electrical connection.
  •  Check for any loose & burnt electrical connections.
  •  Check the MCB rating and verify with the recommended Amp.
  •  Check the Terminal Plate, Any burnt and broken plates need to be replaced.
  •  Check the motor bearing.
  •  Perform oiling, greasing, or changing the bearing if required.
  •  Check the internal Resistance Value.

Other points to check:

  • Check that the full Load motor capacity should be 85 Amp.
  •  Check and verify the overload relay setting should be 40 Amp.
  •  Check the contractor rating should be ML4 – 63 Amp.
  •  The overload relay range should be between 30 and 50Amp.
  •  Check and verify the control fuse rating at 4 Amp.
  •  Check and verify the MCB rating should be at 250 Amp.
  •  Check and verify the timer settings should be set at 9-10 sec.
